So on this structure you would pay four fifths of the purchase price over roughly four years, before the building exists, and settle the last fifth on handover. That is the opposite of the post-handover plans marketed elsewhere in Dubai, and it is not automatically bad — front-loaded plans usually come with a lower headline price, and Emaar is the counterparty most buyers are least worried about. But it is a large capital commitment over a long period, and it is the single most important term in this deal.
Ask for the dated instalment schedule on the reservation form, and work out what you will have paid by each year-end before you sign.

This is a long-horizon location: its value case rests on the airport’s expansion and the logistics and aviation employment around it, which is also why a 2030 handover is coherent rather than odd. We do not publish drive times we have not measured; ask and we will send current routing.
A patient buyer with cash flow. You are committing 80% of the price over four years into a district whose growth story is real but not yet delivered, with an Emaar covenant behind it. If the Dubai South thesis plays out, buying at pre-construction pricing in 2026 is where the return comes from.
It does not suit anyone who needs the money back before 2030, anyone counting on flipping before handover (a front-loaded plan makes assignment expensive), or anyone who needs rental income in the meantime. Note also that the two larger three-bedroom layouts cost more per square foot than the two-bedroom, which usually means the premium floors and the golf-facing aspects sit at that end.
