The published payment plans for Tulip Oasis 11 do not agree with each other. Our feed carries 20/80. Other portals publish 40/60, a 10% booking + 30% construction + 60% handover breakdown, and even 60/40. That is four different structures for one building, which usually means different sales phases and different brokers quoting from different price lists.
So treat any percentage you see — including ours — as an indication, not a term. The only payment plan that binds anyone is the one printed on the developer’s reservation form for your specific unit. Ask for it in writing, with dates, before you transfer anything.
Completion is registered with the Dubai Land Department for 30 June 2026. Our feed shows Q3 2026 — a quarter later. Neither is proof that keys have been handed over; a registered completion date is a date on the developer’s DLD file. At 70.19% complete the building is well advanced but not finished, and several resale listings describe it as “handover soon”, which is marketing language rather than a date. Ask for the developer’s written handover letter.
The feed lists a kids’ play area and a private pool. That is a short list for a 108-unit building, so the full amenity schedule is worth requesting from the developer rather than assumed — we do not publish facilities we cannot see documented.
Majan sits in Wadi Al Safa 3, in Dubailand. It is the same district as several other mid-market residential schemes, which matters for resale: you will be selling into a street with directly comparable stock. We do not publish drive times we have not measured; ask and we will send current routing.
A building this far along suits a buyer who wants an off-plan price with a short wait, rather than a five-year hold. The mix is almost exactly half one-beds and half two-beds, with nine commercial units at ground level — a conventional, rentable configuration rather than a statement building. The trade-off is that nothing here is scarce: 99 apartments of two types, in a district full of similar apartments, gives you a deep comparable set on the way in and a competitive one on the way out.
